The read

A stronger closing week did not erase the broader inventory picture

Completed sales rebounded after a very light prior week, but the latest report does not show a broad acceleration in current demand. Pending activity declined, price adjustments increased, and expirations more than doubled. Chad’s broader reading remains substantial selection, uneven absorption, and older inventory.

The four-week residential median was $549,000 across 49 sales, while a $3.9 million closing materially lifted this week’s average.

The weekly residential median was $590,000 and the average was $756,345. Those figures describe this week’s transaction sample rather than a uniform change in individual property values.

Supply

Core and resort markets look similar in aggregate, not necessarily by price band

8.3Core-market months of supply
8.5Resort-market months of supply

Similar overall supply does not mean identical competition throughout the market. Chad’s full report separates core and resort inventory, price bands, days on market, and absorption.

Scope and limitations

Coverage combines core and resort markets and extends beyond Taos County. The four-week window is September 7–October 4, 2026. Transaction samples describe the homes that sold and do not establish changes in individual property values.
